Let's get started! In order to provide our services to you, we need you to read, complete and return the items listed in ALL of the following 4 steps. Please scroll all the way to the bottom of the page to ensure you've completed all required items.

1. STEP ONE

Tenant Check is a consumer reporting agency regulated by Federal and State laws. We are required to verify that every new client has a legitimate business purpose to obtain the information contained in our reports and we are also obligated to obtain information used to verify your identity such as SSN, etc.
The New Client Application in Step One, at least one of the contracts in Step Two and the required certification documents stated in Step Three must be downloaded, completed and returned in order to begin processing applications.

2. STEP TWO

Select one, or both, of the following contracts based on the category of screening service(s) you wish to use. At least one of the contracts in Step Two must be downloaded, completed and returned in order to begin processing applications.

COMPLIANCE INSPECTIONS

We strongly recommend that you make a credit report part of your screening procedure. However, an On Site Inspection must be completed before we can provide a credit report to you.

3. STEP THREE

Due to the highly sensitive nature of the information we provide, our procedures must meet stringent regulatory requirements and operate within currently acceptable best practices.

With this goal in mind, we must credential all end user clients (that's you) by performing the following procedures and obtaining the following documents.

WHERE DO I START ?

Requirements will vary depending upon several factors including your type of business as well as how and where your rental business records are stored. The following explanations will help you select the appropriate options to proceed.

Business Type : Owners of rental property are considered by law to be a business . . . whether you own one unit or hundreds of properties. As a consumer reporting agency, we are restricted to providing our products only to clients with a legitimate business purpose. If you are incorporated, select option A. Otherwise, select option B.

Office Type : While it's possible to operate a rental business from almost anywhere, you will need to select your business "office type" (where your rental business records are kept). This applies to both paper and digital document storage. If you operate from a commercial location, select 1. Otherwise, select 2.

What is Physical Separation? : A room or closet with a door (preferably lockable) that contains nothing other than what appears to be office related (desks, computers, file cabinets, book cases, shredders, etc.). The contents of this room should not require access by anyone other than the approved end user (no guest beds, mechanicals, circuit boxes, water mains, etc.).

Credentialing Documents : By definition, credentialing is the process used to obtain, verify, assess, and validate previous experience or qualifications. In this circumstance, we need to verify that you (and your business) are who you claim to be and have a legitimate business purpose for obtaining consumer reports.

A. CORPORATION OR LLC

Along with the newly completed client application and service contract we will need additional documentation from you including, but not limited to :
• A copy of your Drivers License
• A copy of your MN Business Filing (Secretary Of State)
• A copy of your rental license (where required)
• A trade association membership (if applicable)
These can all be faxed or uploaded to our office.

2. HOME OFFICE

We will need to perform an on-site inspection. See our On Site Inspections page for details.
You will need to show a "Physical Separation" for your home office space. See above for more info.

B. PARTNERSHIP OR SOLE PROPRIETOR

Along with the newly completed client application and service contract we will need additional documentation from you including, but not limited to :
• A copy of your Drivers License
• A copy of your rental license (where required)
• A trade association membership (if applicable)
• A copy of a previously completed lease agreement
• An insurance document showing your property is a rental
These can all be faxed or uploaded to our office.

We are also required to pull your credit report as an added credentialing measure.

4. STEP FOUR

Send the New Client Application, the Client Service Contract(s) and all additional required certification documents back to us via mail, fax or secure upload. We ask that you not use email to transmit these documents as this is not a secure method of transfer. It is not necessary to return these forms until you have an application you'd like processed, so you may send all of the documents together.
